Below are answers to some of the most frequently asked questions by our customers.

How much is the agent/broker fee?

ZERO! We do not charge any agent or broker fee.

What about deposit and key money?

No key money is required.  Only a refundable deposit is required.  Please contact us directly for more information.

What are other initial costs?

First month rent plus;

+Short-term apartments: Deposit 30,000 yen per person (refundable up to 20,000yen)

+Long-term apartments: One month refundable deposit plus 30,000 yen cleaning fee

  and 4,000 yen insurance (6 months of coverage).

Are your rooms furnished?

Yes.  Our rooms are fully-furnished with refrigerator, bed/futon, air conditioner/heater, washing machine, dining table, chairs, etc.

How do I make my rent payments?

You can pay us in cash or by bank transfer.  We can provide you with our bank account information to make the wire transfer.

Is the deposit refundable?

Yes, minus any costs to cover damage to the room. A damage assessment will be performed together with you at the beginning and end of your stay.

I need an apartment for 3 months.  What is your minimum rental period?

Our minimum rental period is 1 month.

Is it possible to reserve an apartment?

Yes. You can reserve it one month prior to the move-in date by paying the deposit. 

Can I get the Internet access?

Yes, you can. All the apartments are equipped with fiber optic cables for high speed Internet access.  For our shor-term apartments, the Intenet is free.

Are utility costs included in the rent?

Utilities are included for our short-term units.  For our long-term units tenants are responsible for utilities (water, gas, electricity etc). 

Do I need any documents when signing the contract?

Yes, you will need your passport and an alien registration card if you have one.

What is the nearest station to your office?

Kasumigaseki on the subways Chiyoda Line, Marunouchi Line, and Hibiya Line or Toranomon on the subway Ginza Line.
